GeorgeSt was built to answer a specific question: does this project have a real chance of being approved — and where is the friction? Calibrated to Charleston County, built by people who work with Charleston developers every week.

Why this exists

Charleston is one of the most carefully reviewed building environments in the country. That's not a bug — it's why the city looks the way it does. The Board of Architectural Review has been doing this work since 1931. The result is a skyline, a streetscape, and a set of historic neighborhoods that are among the most valuable in the Southeast.

But that care has a cost. Submittals get deferred. Hearings get scheduled and rescheduled. Architects spend weeks on revisions that could have been caught before the first submittal if someone had read all five review layers together. Developers make decisions about scope and material selection in the dark, hoping the BAR will approve what they propose.

GeorgeSt is the instrument that reads all five layers together, before the submittal, and tells you where you stand. It doesn't replace the review — nothing could. It makes the review go faster because the submittal arrives in better shape.

How we built it

We indexed every Charleston County board decision from the past three years — BAR-L, BAR-S, BZA-Z, Technical Review Committee, Design Review Committee for satellite jurisdictions, and staff interpretations that set precedent. We cross-referenced every decision against the ordinance section that governed it. We mapped every contributing property against the relevant historic district overlay.

Then we built a system that reads your plans and your project narrative against that index. A specific instrument, calibrated to how Charleston works — shaped by the precedent in the index above, not ported in from another market.

Who we are

GeorgeSt is built by a small Charleston team based on King Street. We work with Charleston developers, brokers, title companies, and attorneys every week.

The core team: Adrian Curiel and Whit Tiller. Adrian leads product and sales. Whit leads design and deployment of the pre-flight system.

GeorgeSt is the first of a connected set of products we're building for the Charleston real estate market. More coming.

What we won't do

Your plans are not used to train outside systems. We won't share your files. We won't upsell you to a national platform. We won't pretend to replace the review boards or your architect.

What we will do: read your project carefully, flag what the boards are likely to flag, cite every source, and hand you a document you can forward. That's the job.
